Fixed-rate, 30-year mortgages averaged 7.65 percent this week, up from 7.56 percent last week, the Federal Home Loan Mortgage Corp. said. On 1-year adjustable-rate mortgages, initial rates averaged 5.49 percent, up from 5.45 percent. Meanwhile, 15-year mortgages averaged 7.15 percent, up from 7.06 percent. Fees and points averaged 1.7 percent for 30- and 15-year loans and 1.4 percent for adjustable-rate loans.
