Construction has begun on Kinzie Park, a townhouse and condominium development on the west bank of the Chicago River between Kinzie Street and Grand Avenue.

The community is a joint venture between The Habitat Co. and Enterprise Development Co. that will include about 325 residences. More than half of its 6.5 acres is planned for open space, mostly through a walkway along the river.

The townhouses, which alone will line the river bank, are priced from $340,000 to over $800,000 and include two to four bedrooms and private garages. Other features include a fenced yard, balcony off the kitchen, and roof decks.

The rest of the development will include one 30-story high-rise building of 189 condos priced from $120,000 to $500,000, and two mid-rise buildings (one with seven floors, the other with five) with prices ranging from $131,000 to $280,000.

The midrise units will offer one-bedroom, one-bedroom-plus-den, and two-bedroom configurations. The high-rise units will also offer a three-bedroom option. All of the condos will feature a balcony.

Construction is under way on three models–two townhouses and one high-rise floor plan. Further construction is set to begin in the spring with first occupancies scheduled for fall. Completion is planned in the fall of 1999.

– Elliott Homebuilders has announced sales for the 10 semi-custom homes planned for Scarsdale Woods in northwest suburban Arlington Heights.

Elliott is featuring four floor plans at the community ranging from 2,900 to 3,600 square feet and priced from about $575,000 to $650,000, including wooded lots, which are priced from $225,000 to $300,000.

Three of the four plans are available for viewing at another Elliott community, Delaine Farm in Morton Grove. The fourth plan–the Kendall–can be viewed at Timber’s Edge in Glenview. The expandable plan offers from 3,000 to 5,500 square feet with four bedrooms, a den, and 3 1/2 baths.

– Two spec homes are available for 30- to 60-day delivery at Lilac Farm, a Charles River Development Group community of 16 single-family homes in the Village of Lakewood.

Lilac Farm borders the Kishwaukee Nature Preserve and the Red Tail Golf Course and has lots ranging from three quarters of an acre to one acre. Some sites are suitable for walkout basements.

The two spec homes have 2,967 and 3,102 square feet and are priced from $345,000 to $365,000. They feature three to four bedrooms, 2 1/2 baths, first-floor master bedrooms and full basements.

– Seven model homes are available for 30-day delivery at Bellchase in Lake in the Hills. The models are part of the Premier Collection at the 200-acre, master-planned community being developed by Schaumburg-based Sundance Homes.

Bellchase will include 667 single-family homes in two neighborhoods when complete.

The Premier Collection is priced from $153,990 to $193,990 with 12 floor plans ranging from 1,627 to 2,300 square feet with three or four bedrooms, and 2 1/2 baths.

One of the models for sale is the 2,107-square-foot Alcott with four bedrooms, and 2 1/2 baths. The kitchen with breakfast bar features upgraded cabinets and an adjacent breakfast area.

Also included in the home are a two-story foyer, first-floor nine-foot ceilings, master bedroom suite with walk-in closet and bath, a full basement, deck, central air conditioning and extensive landscaping. The Alcott model is priced at $224,990.

– Frankel & Giles Real Estate is offering sneak-preview pricing of its 47 loft condominiums at Skyline Lofts, 1601 S. Michigan Ave.

Preconstruction sales are under way by appointment only and a model and on-site sales center are scheduled to open in mid-February at the vintage, six-story building in Chicago’s South Loop.

KLLM Architects Inc. has designed 26 one-bedroom units, 12 two-bedroom layouts and nine first-floor duplex units with 20-foot ceilings and mezzanine (second-level) master-bedroom suites. The condos will feature one to two bedrooms, one or two baths, and 602 to 1,673 square feet.

Sneak-preview prices start from $86,800 for one-bedroom units and $154,800 for two-bedroom layouts. Duplexes are priced from $124,800.

Each unit will feature oak flooring, fireplace with marble surround, oak doors and security system. Residences on the second through sixth floors will have ceilings ranging from 9 to 13 feet.

Individual garages and deeded outdoor parking spaces will be available with one-car garages priced at $15,800, and outdoor spaces at $7,800.

– MKM Development Co. has begun sales of its 19 homes at Crystal Hills Estates in Crystal Lake, a community of 56 single-family homes being developed by MKM and Berian Construction of Glenview.

MKM is offering six floor plans on lots ranging from a half acre to 1.3 acres. The plans range from 3,000 to 3,550 square feet and are priced from $299,900, including lot.

Standard features include exterior brick along the first floor, full basements, decks or patios, and central air and heat.
