New Lenox’s recent decision to cut impact fees 50 percent through the end of 2011 was welcome news for Hartz Homes, which is developing two New Lenox communities, Laraway Ridge and Hibernia Estates.
The savings Hartz receives in impact-fee reductions have been credited in the price of the homes for prospective buyers.

Used by many community governments, particularly those with swelling populations, impact fees assist in the financing of vital infrastructure or public service components, including schools, roads, sewers, parks and public safety.
Prices at Laraway Ridge start at $248,900, while prices at Hibernia Estates begin at $289,900.
Less than two dozen lots remain in the 330-home Laraway Ridge community, which is on the south edge of New Lenox.
Laraway Ridge features 14 home plans, including ranches and two-story homes. Most plans include a three-car garage, basement and 9-foot first-floor ceilings as standard features, while buyers can select from options at Hartz Homes’ Woodridge-based design center to customize their home.
At the 230-home Hibernia Estates community, floor plans range from 2,500 to 3,500 square feet. All homes include a basement, brick construction and 2 1/2 baths to go along with 3 to 4 bedrooms.

Products such as countertops, flooring and millwork qualify for the discount, while construction-related options like air conditioning, fireplaces and skylights are not eligible.
