A sculptural life-size horse and five faux deer heads catch the eye in the lobby at Midtown Square in downtown Glenview.
It’s been a long time since wildlife ran freely in this neighborhood, but the decor is perhaps a nod to the suburb’s past. With a vital commercial corridor along Waukegan Road and new, bigger houses being built, Glenview is adding rental housing to revitalize its downtown.
Midtown Square, a four-story, U-shaped, mixed-use development, is part of the plan. The brick-and-glass property by Trammell Crow includes 138 one- and two-bedroom apartments managed by Greystar and 9,000 square feet of retail space. Opened in late 2014, the complex dominates the block at Glenview Road and Church Street. It’s surrounded by small shops, professional offices and is within walking distance of an Amtrak/Metra station and public library.
Midtown Square apartment manager Nicole Norman said a significant number of the early residents and those visiting the property are current or former Glenview residents.
“They like the feeling of community (in Glenview),” she said.
The midrise offers plenty of housing options. Of the 99 one-bedroom apartments, 31 floor plans range from 773 to 925 square feet. Twenty-eight layouts for the 39 two-bedroom units range from 934 to 1,343 square feet.
All units are equipped with a washer and dryer, stainless steel appliances, quartz kitchen countertops with tile back splashes, gas ranges, individual heating and air-conditioning units and wood-look vinyl floors. Kitchen cabinets are white or espresso, and many units have kitchen islands. Several residences have outdoor spaces which, like the homes, vary in size and configuration.
Unlike many mixed-use properties, Midtown Square has eight ground-level units with front doors opening to Church Street. The two-bedroom, two-bath residences have 10-foot ceilings, and each apartment opens to a spacious communal garage. These homes appeal to pet owners because outside access is easy for those with dogs, Norman said.
Most apartments, however, are on floors two through four. They have 9-foot ceilings and are available with or without outdoor space.
Some of the most popular units in the early renting stage have been those with bay windows, Norman said. One such apartment on the second floor with 842 square feet has the bay with windows on three sides and a door from the living area to a covered balcony overlooking Glenview Road. The apartment has a roomy corner kitchen with white 42-inch upper cabinets and a preparation/dining island with quartz countertop open to the living space. The bedroom, next to the living area, also has a window overlooking the balcony and a sizable walk-in closet on the opposite wall.
Not all outdoor spaces are accessible from living areas. A 1,200-square-foot, two-bedroom, two-bath unit on the building’s top floor has a balcony outside the master bedroom. In this plan, the open kitchen and living area is at one end of the apartment. A closet-lined hallway links the living area to the master bedroom which, in addition to the balcony, has a large walk-in closet and a bathroom with two sinks and a walk-in shower. The second bedroom and bath are on either side of the hallway between the living/kitchen area and the master suite.
One of the largest outdoor spaces is the sunny wrap-around terrace for the hospitality suite, a one-bedroom apartment that can be reserved for visitors of residents. The expansive terrace appears to equal the size of the 835-square-foot apartment.
Residents enter Midtown Square through the Church Street lobby. The public lobby is divided from the residents’ club room by a free-standing, double-sided stone fireplace. It’s open to a more private residents lobby with elevators, access to the mailroom and corridors to two wings of the property. The club room has a pool table, conversation areas with sofas and chairs as well as a kitchen and dining bar. There also is a wine room for residents who want to enjoy a private drink with friends.
Other amenities include a business center with a conference room, a 24-hour fitness center, a dog-washing station and a choice of free open-air parking in the central courtyard or parking in a heated, restricted access garage for a fee.
