Kensington Courte townhouses in north suburban Gurnee is attracting young professionals and empty-nesters fleeing congestion in closer-in north and northwest suburbs.

”There are many suburbs in the west and northwest that have grown to a point where they are overcrowded, and buyers are moving farther north to take advantage of the wide open spaces and peaceful country atmosphere,” said Stephen Rice, vice president of Arthur J. Greene Construction Co.

Greene is the developer of Kensington Courte, 196 townhouses with four designs priced from $87,000 to $98,500. Preconstruction sales opened in January, and Rice said that a large number of buyers are coming from Chicago, Schaumburg, Buffalo Grove, Wheeling and Grayslake.

”With income levels ranging from $30,000 to $100,000, Kensington Courte has drawn young professional couples and empty-nesters who demand all the comforts of a single-family home, along with a low-maintenance lifestyle,”

Rice said.

”For empty-nesters who have down-sized from a larger home, our townhouses compensate for that lost space with custom selections that allow them to convert their loft area into a den, library, exercise or special interest room,” he said.

”And for young professional couples, our home designs offer a wide array of conveniences and interior design features that reflect their lifestyles.” Priced from $96,000, the Brittany is a two-story, two-bedroom townhouse with a loft and optional third bedroom, 1 1/2 baths and 1,296 square feet. Design features include fan-shaped windows, vaulted ceilings and a brick exterior.

The Brittany features a living room with optional wood-burning fireplace, no-wax vinyl kitchen tile, decorator counter tops, double bowl stainless steel sink, range with exterior-vented hood, disposer, dishwasher, attached garage, second-floor laundry area, master bedroom with walk-in closet, and, overlooking the living room, a loft that may be converted into a third bedroom.

With 1,408 square feet, the Coventry is a two-bedroom, two-story plan with a loft and 1 1/2 to 2 1/2 baths. It is priced from $97,500.

The Coventry features an open living/dining area with an optional wood-burning fireplace and sliding glass doors that open to an outdoor patio, wrap-around kitchen with pass-through to the dining room, first-floor laundry room, master bedroom with optional master bath, and, overlooking the living room, a loft that offers a third-bedroom option.

Also available at Kensington Courte are the Auburn, a two-story with one bedroom, loft, 1 1/2 baths and an optional second bedroom, priced from $87,000; and the Dover, a two-story with a first-floor master suite, 2 1/2 baths, one bedroom with a loft or two bedrooms, priced from $98,500.
