A developer has proposed building 48 houses on 20,000-square-foot lots in an area zoned for lots twice that size, but Libertyville trustees have indicated they could support rezoning the land to allow the smaller lots.
At Tuesday’s Village Board meeting, trustees asked the developer, Mike Werchek, owner of Werchek Builders, Libertyville, to submit plans for the proposed Canterbury Woods subdivision.
The project would be built on the south side of Illinois Highway 176 east of the Des Plaines River.
The preliminary site plan calls for single-family homes built on an old-town Williamsburg theme and priced at $500,000 and more apiece. The main entrances to the subdivision would be off of Rockland Road and Illinois 176.
However, Rockland Road residents who attended the Village Board meeting told trustees they were concerned about the extra traffic that could be generated by the subdivision.
Residents also protested the request for smaller lots and said the village should maintain the 40,000-square-foot minimum lot size in their area.
Other suggestions brought to the table by Village Board members included providing a small playground in the subdivision and conducting a tree survey to preserve the wooded area.
