After months of debate, the Village Board has approved the annexation and rezoning of property for a 7-home subdivision.
The 5-2 vote in favor of the 2.8-acre Winfield Prairie development came despite concerns over density, lot sizes, tree preservation and flooding. The subdivision, 2.28 acres of which must be annexed, will be near the Prairie Path near the village’s eastern boundary.
Developer Jeff Muellner, of Yorkville-based Lonetree Builders, said he plans to begin construction as soon as a final plat is approved. “We should be able to start by late March or April,” he said.
Two-story houses with side garages will be at least 3,200 square feet and range in price from $600,000 to $800,000, he said. Lot sizes will range from 10,000 to more than 16,000 square feet.
The subdivision proposal has bounced between the board and the Plan Commission for more than a year.
Fears of losing trees, small lot sizes and fears of adding to the area’s flooding problems drew negative reaction from nearby homeowners.
