A six-unit condominium project slated for East Garfield Park shows the draw this neighborhood has for developers.

Local developer 3 G’s Development LLC will build two three-flats, each with market rate three-bedroom, two-bath condos on the 2900 block of West Arthington Street, between Francisco and Sacramento Avenues.

3 G’s is a partnership between Grady Norwood, who grew up in North Lawndale and lives in the Austin neighborhood, and Chicago developers James King and Anthony Garry. “I always wanted to be a part of rebuilding the West Side,” Norwood said.

In the last few years, projects in the area tended to cluster around Garfield Park and the conservatory, but developers have become interested in the entire neighborhood, according to Ald. Ed Smith (28th). “We now have development going on all the way to 24th Street, the south end of our ward,” Smith said.

Much of that development is on city-owned land. 3 G’s is buying two parcels at 2919 and 2921 W. Arthington St. for the appraised market rate of $138,000.

The 6,246-square-foot site has been vacant since the city acquired it in the late 1970s.

The Community Development Commission last month approved the sale. Norwood expects to close by late October and added that he is negotiating to buy three additional West Side parcels from the city for future projects.

The six units will have 1,050 square feet and be sold for $250,000.

The project is being designed by Chicago-based NIA Architects, which has designed residences in Bronzeville and Hyde Park.

The developer will begin selling the units this year through Dreamwork Realty Group in Hillside.
