Aurora officials have approved final plans for the Del Webb older adult community on the far southeast corner of the city that will eventually include a pedestrian bridge over Eola Road.

Members of the City Council’s Building, Zoning and Economic Development Committee approved the plans for the first phase of the development which includes 169 lots of housing, a grand entrance, a guardhouse and an 18,000-square-foot amenity center.

The development is on both sides of Eola Road, between Route 30 and Wolf’s Crossing Road, in the city’s 9th Ward.

It also includes the beginning of the pedestrian bridge that will go over Eola Road and connect Del Webb with Lincoln Crossing, a market-rate, single-family development of 162 homes that broke ground last September.

The Del Webb subdivision eventually will have two more phases, with almost 400 more homes.

The overall, 525-acre development being built by Pulte Homes, known as Lincoln Prairie, will have about 700 housing units and add about 2,600 people to the city. It also will include two phases of commercial development at some point.

Because the full City Council approved the concept for the entire 525-acre development, the final plans for phase one of the Del Webb development do not have to go to the full City Council. The Building, Zoning and Economic Development Committee gave its approval, which is OK, unless an alderman appeals it to the full council.

Russ Whitaker, an attorney for Pulte Homes, said next to the amenity center will be a pond that is both for stormwater control and is “also a critical lifestyle feature.”

The amenity center will include meeting spaces that can be used for classes, billiard rooms, locker rooms, an indoor pool, as well as another outdoor pool and outdoor recreational areas with tennis and pickleball courts.

“We’re really proud of what we’ve developed in terms of plan here,” Whitaker said. “Everything in that amenity center will be interconnected with all of the residential lots.”

Officials are looking at a March grand opening for Lincoln Crossing, and breaking ground for Del Webb about the same time. The grand opening for Del Webb would be next September.
