The Aurora City Council recently approved plans and a conditional use for a 216-unit senior housing building at Fox Valley Mall.

Aldermen approved plans and a zoning change for the about 7-acre site across from Entrance No. 6 to the mall off New York Street, just off Route 59.

Developers of the project for owners Centennial Real Estate have described the development as “concierge living for active adults” because the complex will give residents choices on meal plans, activities and other things.

The five-story building, next door to three buildings of market rate apartments already being built facing the main entrance to the mall off Route 59, will be developed in a way to integrate with the different tenants of the mall, such as the retail areas, entertainment areas and walking paths planned throughout the area.

The development will include 108 one- and two-bedroom independent senior apartments, 84 assisted living units of studios, one- and two-bedroom units, and 24 memory care units.

The units will range from 300 square feet to 900 square feet.

Developers said there will be 30,000 to 35,000 square feet of interior common areas that would include three different dining venues, a large living room, a fitness center, a beauty salon and card rooms.

In the back of the building, behind the memory care units, will be a large outdoor walking area that will link with the walking areas in the apartment building next door and throughout the mall redevelopment.

It also will have outdoor pickleball courts and a splash pad that should be particularly popular with visiting families, the developers said.

Officials said walkability is a key feature of the project.

The developers said his company hopes to start construction in the fall, with a targeted opening date of late 2024.
